Fountain Lofts Fountain Lofts - Making a Splash With All the Right Stuff
"I was very proud to hear the rave reviews of the grand opening party guests; they voiced every attribute I wanted to hear," says John Bennett, president of Master Realty Properties (MRP), developer of the Fountains Lofts at 8th and Broadway.

According to the Fountains marketing team, the Nov. 15, "Make Your Splash" grand opening of the Fountains drew a wide variety of admiring guests who lingered in the lobby and in the 8th floor balcony unit that is staged for viewing.

"Garment District properties are shaping up to be among the classiest addresses in the city," says Brian Reilly, property manager. "Certainly it has to do with the area's proximity to the River Market, but it's the stately grace of those grand old buildings that gives the area a certain cachet that cannot be realized anywhere else."

The Fountains is also within walking distance such restaurants as the Majestic Steak House, the Savoy, the downtown Kansas City Public Library and is only about 10 blocks from Kansas City's new Power & Light District and Sprint Center."The opening of the Sprint Center is already having an effect downtown," adds Bennett. "The street life and night life are gearing up for the March 2008 official opening."

The sales team believes in the unique heritage of neighborhoods like the Fountains where established, historic areas return buyer value. "The Garment District is like a classic car - it gets more valuable with each passing year," Reilly adds.

Indeed, the Fountains heavy timber building was originally constructed in 1903 for a pharmaceutical wholesaler and is listed on the National Registry of Historic Places. MRP spent four years meticulously renovating the structure under the strict guidelines of the National Registry. "Now that it's on the market, the buzz is building fast," confirms Reilly. He says guests were particularly impressed with the first floor theater with tiered seating for 16, adjacent to a fitness center, kitchen and club room for entertaining.

The project consists of 38 remaining units with various one- and two-bedroom floor plans. "Every ounce of our 20 years of experience is in the Fountains," says Bennett. "After we restore the structure and mechanicals to new condition, we use the latest soundproofing technology and most-wanted design features for today's buyer." State-of-the-art soundproofing includes the use of up to four layers of drywall, heavy rubber mats enclosed in concrete floors and ceilings and various channeling and insulation techniques.

Each unit features high-end finishes, including granite countertops, stainless steel G.E. appliances, gas cooktops, custom closet systems and a two-year developer warranty. Pricing starts at $170,000 and ranges up to $495,000 for upper floor balcony units. The parking garage is under construction where residents will be able to lease or purchase space.

MRP, owners of www.kcloftcentral.com, recently opened its new, walk-in sales gallery at 127 W. 10th Street in the Library Lofts building. Open 9 a.m. to 6 p.m. weekdays and until 5 p.m. on weekends, the gallery is designed to give visitors an overview of Kansas City loft living and enable them to easily explore their choices.
